Every home has one route that gets walked more than any other: from where the car stops to the front door, then round the side to the bins. Across Oceanside that route spends much of the year damp, because the bulk of the rain here falls through fall and winter, and damp concrete under a few firs soon carries a film of algae with cushions of moss along its edges. We clear it from driveways, walks, steps, landings and patios in Parksville, Qualicum Beach, French Creek and the rural communities west and north of them. Each stop on it grows moss for its own reason and needs its own handling.

Where the car stops

On a suburban lot the driveway is usually the biggest single surface, and on an open, sunny one it is often the cleanest. Tyres scrub the two wheel tracks every day, so growth settles in the strip between them, along edges where lawn or a hedge hangs over, and in the control joints cut across the slab. A downspout that empties onto the apron is another culprit: the fan of water it spreads across the concrete keeps that corner wet for days after each shower.

On acreages around Coombs, the long run in from the road is often gravel, and the paving is gathered near the buildings: a pad in front of the garage or shop, and a walk to the door. Those are the parts we quote. Set under tall trees, they can stay shaded for most of the winter and carry heavier growth than a town driveway of the same age.

The front walk, the steps and the landing

This is the stretch that matters most for footing, and the one people judge least accurately. A wet film of algae on broom-finished concrete barely changes its colour, so a walk can look fine from the window and still be slick underfoot. Pavers give it away sooner, because moss roots into the joints first and draws a green grid across the surface.

Steps get extra time. The nosing at the front of each tread takes every footfall and also holds a line of water, so it is often the greenest edge on the property. Inside corners against a wall, the base of railing posts and the back of each tread are places a wand does not reach well, so we work them with a stiff brush and a scraper before the rinse. A landing that sits just outside the eaves, where drips from the roof edge land, gets the same treatment. Many Oceanside households include someone for whom a fall on those steps would be a serious matter, and for them the steps and the walk are the sensible place to start.

Side paths, patios and the rest of the yard

Round the side of the house the paving changes job. It carries recycling bins, wheelbarrows and armfuls of firewood rather than guests, and it usually runs between a wall and a fence where neither sun nor wind gets in. Those narrow strips are often the most overgrown surfaces we see, with moss in thick mats right across the slab. Back patios vary more. A south-facing paver patio may need little beyond its joints cleared, while one under a bigleaf maple holds a layer of leaves all winter and greens up underneath it. Paths out to a shed or woodshed add little time once the equipment is set up.

What each surface can take

Every surface gets a low-pressure soft wash first, and on most paths that does the job. Plain concrete that still holds growth in its texture afterwards can take a higher setting, and we try it on an out-of-sight corner before anywhere else. Exposed aggregate stays at the gentle end, because each stone is only as secure as the cement around it. Pavers stay low too. Their joint sand is what locks the surface together, so we angle the wash across the units rather than down into the gaps, and re-sand any joint the wash has lowered.

Some surfaces need a conversation before we begin. Soft clay brick, natural flagstone bedded in mortar, and older concrete that has already lost its top skin all wear faster than a sound slab. If any of these sit on your route, say so when you send photos and we will tell you what we would do and what we would leave alone.

Choosing the time of year

Moss comes off paving in any month, but two windows suit most households. Early fall, before the rains settle in, sends you into the wet season with the route clear and the footing as good as it gets. Spring suits people who would rather deal with a full winter of growth in one go, with the drier months ahead. Shaded side paths are the exception, since they rarely dry out properly even in summer, so expect them to be the first place growth shows again whenever you book. If the roof is being cleared too, book the paving for the same visit or after it, never before, because whatever comes off the roof lands on the ground below.

Paving and steps: common questions

Our driveway is stamped, coloured concrete. Is it safe to wash?

Usually, with care. Stamped and coloured slabs are often finished with a sealer, and the colour may sit only in the top layer. A strong, close jet can cloud the sealer or wear the colour thin along the raised edges of the pattern.

We keep these at a low-pressure soft wash, test a hidden corner first, and tell you if the sealer is already failing. Resealing is a job for a concrete contractor rather than for us.

We are on a well. Does that matter?

Mention it when you book. The wash runs on water from your outside tap, and a well with a small pump or a low-yield supply needs a little planning so the house is not left short while we work.

We will ask a few questions about your system and plan the visit around the answers. If the outside tap is shut off for winter, please turn it back on, or show us where the valve is, before we arrive.

I put moss killer on the path last fall. Should I tell you?

Yes, and the product name if you still have the container. Some moss products, iron-based ones in particular, can leave rust-coloured marks on concrete, and it helps to know whether a stain on the slab came from the growth or from the treatment.

There is no need to put anything down before we come. Dead moss and live moss come off the paving the same way.

Do we have to be home while you work?

No, as long as we can reach the outside tap and get through any side gates. Please move cars off the driveway and bring in anything on the paving you would rather we did not handle.

If you are out, we leave the route rinsed and swept and let you know how it went, including any patch that did not come fully clean.

There are crusty grey-green spots on our steps. Is that moss too?

Those are most likely lichen, which grows more slowly than moss and grips the surface much harder. Washing takes most of it off, but lichen sometimes leaves a faint outline where it was attached, and that outline can take a while to weather away.

We point those spots out before we start so you know what to expect from them.

Will the wash take oil stains and tyre marks off the driveway as well?

We are there for moss and algae, and a wash will not lift oil that has soaked into concrete. Tyre marks and surface grime often lighten as the growth comes off, but we would not promise it.

If stains matter to you, point them out in your photos and we will tell you honestly whether our wash is likely to change them.
