Qualicum Bay is one of the Lighthouse Country communities on Highway 19A, north-west of Qualicum Beach and past the Big Qualicum River. Homes sit along the old highway beside the water, and more stand back in the timber along Horne Lake Road and the side roads. Summer cottages and rentals stand among the year-round houses, and that mix shapes the moss work here.
Moss does its growing from October to April, when the rain is steady and a roof rarely dries out. If nobody looks at the roof in those months, nobody sees the moss start. By the time someone stands in the yard in July, it may have had three or four winters to settle in.
A roof that has gone a few winters unwatched
Moss left alone does not just get bigger. Each cushion traps needles and grit on its uphill side, and that little dam holds water against the shingles long after a shower ends. Roots work under the tab edges and lift them. In a valley it can grow thick enough to push rainwater aside.
On a roof like that, we clear a small patch first and look at the surface underneath before going further. If the shingles are curling, bald of granules or cracked, we say so then, so you can decide whether cleaning is worth doing. Back in the trees off Horne Lake Road
Away from the shore the lots are wooded, mostly Douglas fir and western red cedar, and some roofs see direct sun for only a few hours a day. Cedar drops flat sprays of foliage that stay put on the shingles and hold the rain, while fir sheds needles that pack into valleys and around vent stacks. Roofs like these grow moss evenly across the shaded slope rather than in spots. Trimming a limb or two helps most on lots like these, and we will point out the branches feeding the moss.

Owners who come back in April or May often meet the moss at ground level before they ever look up. The path from the parking spot, or a run of concrete steps under the eaves, has spent the winter taking drip off the roof edge and has grown a slick green film. Those can go on the same visit as the roof. A low-pressure soft wash is our standard; higher pressure only for tasks that call for it, such as concrete steps or a walkway, and never on asphalt shingles or cedar shakes. Our place sits empty from fall until spring. When should the moss come off?
Removal can happen in any dry stretch, so it fits around your schedule rather than the other way round. A treatment is different: it needs a few dry days to soak in before rain arrives, so we put it on in a dry stretch between late spring and early fall. Many part-time owners have both done in one visit during the summer, which leaves the roof clean going into the wet months instead of coming out of them.
We rent the cottage out in summer. Can you work around the guests?
Yes. Tell us the dates the place is booked and we plan the visit for a changeover day or for a dry stretch before or after the rental season. All we need is access to the outside of the building. If guests will be there on the day, let them know a crew will be on the roof, and we keep the paths and the parking clear while we work.
Can you remind us when the roof is due again? We are not always here to see it.
We do not sell a schedule or a plan. After each visit we tell you roughly when we think the roof will want us again, and if you ask, we get in touch at that point so you can book from wherever you are. If you would rather keep track yourself, a photo from the same spot in the yard each spring shows you how fast it is greening.
Do you come up past Qualicum Beach for just one roof?
Yes. Qualicum Bay is part of our regular service area, along with Bowser, Dashwood and the rest of Oceanside. One roof is a normal job for us. Send the address and a short description through the contact page and we will arrange a free quote.
Will a zinc strip on the ridge keep the moss away for good?
No, and nothing will. Rain carries a little zinc down the slope, which slows new growth on the shingles nearest the strip, but the effect weakens further down. Under heavy fir or cedar it helps less, because the needles keep landing. Trimming overhanging limbs, clearing debris once a year and a periodic treatment all stretch the time between cleanings.
