Step onto the bare rock at the edge of a Nanoose Bay lot in August and the moss growing there is brown and crisp underfoot. Arbutus drops its litter in the wrong season

Arbutus grows all along this shoreline, and it sheds on its own schedule. Through the summer it peels off curls of red bark and drops tough, leathery leaves, long before the bigleaf maples let go of theirs. That litter collects in roof valleys, against the uphill side of chimneys and around skylight curbs. Nobody notices it through the dry months. Then the rain arrives, the pile soaks up water, and it holds that water against the shingles for weeks at a time. Moss roots into it quickly.

Looking down on your own roof

Many homes here step down a hillside, so the owners look down onto a lower roof from the deck or an upstairs window. That is an advantage. From up there you can catch moss early, while it is still a thin green edge on the lower courses and a light job, instead of finding it once it has thickened. A photo taken from the deck and sent with your quote request helps us plan.

Our house sits on rock, with no flat ground beside it. Where does the ladder go?

That is a common question on this peninsula, and we answer it on the quote visit, not on the day. We look for footing that is solid and level enough to hold a ladder at a safe angle, whether that is a patch of rock, a deck or the driveway, and we tie off once we are up. If one face of the house has no safe place to stand a ladder at all, we tell you so and quote the faces we can reach.

Can you quote from a photo taken off our deck?

A photo from the deck or an upper window is a real help, and many hillside homes here give you a clear view of a lower roof. It shows us which faces are green and roughly how thick the growth is. We still come out before giving you a firm number, because the slopes you cannot see from the house, plus access, ladder footing and what is planted under the eaves, all change the job. The visit and the quote are free.

There are grey and orange spots on the shingles as well as moss. Are they the same thing?

No. Those flat, round spots are lichen, a partnership of a fungus and an alga, and it grips the surface much harder than moss does. Black streaks running down a slope are a third thing again, usually algae. Scraping lichen off hard would take granules with it, so we treat it and let a low-pressure soft wash do the work over time. We have native shrubs and a rock garden right under the eaves. How do you protect them?

We walk the beds with you before we start and cover the ones directly below the work. Moss comes down into bags or onto tarps, not onto the plants, and we carry it away when we leave. Any treatment goes on in a controlled line along the cleared roof rather than as a broad spray, and we tell you exactly what product we used so you can decide how to handle the bed below.

Moss off the roof keeps landing in our gutters. Do you deal with that?

Yes, as part of the moss job. Clumps wash and fall into the trough while the roof is being cleared, and some will already be sitting there from the winter. We lift out the moss we find in the gutters before we pack up, so the water has somewhere to go when the next rain comes.
