Dashwood addresses usually read Qualicum Beach, but the place itself is rural: a run of properties along Highway 19A north-west of the town, inside Electoral Area G of the Regional District of Nanaimo. A lot of the homes are modest older ranchers and mid-century houses sitting on far more land than the building needs, with forest standing at the back of the lot or wrapped right around it. An older roof holds moss differently

A shingle roof that has been up for many years has lost much of its granule coat. The surface turns rough and porous, tab corners curl, and small gaps open between the courses. Spores land in those gaps and stay wet through the long rainy stretch from October to April. On a newer roof, moss mostly sits on top. On a worn one it roots into the shingle, and pulling it out carelessly takes more granules with it.

So on Dashwood’s older roofs we slow down. Moss comes off by hand with plastic scrapers and soft brushes, worked down the slope so nothing is levered up against the lap. No high pressure goes near shingles or shakes; if a roof needs washing after the moss is off, it gets a low-pressure soft wash. As the surface is uncovered we look at what is underneath and tell you what we see, whether that is brittle tabs, bare patches or nail heads backing out. Where an addition meets the old roof

Older houses tend to pick up changes over the years: a family room on the back, an enclosed porch, a carport tied into the eave. Where the new roof meets the original one there is usually a valley, a step or a stretch at a flatter pitch than the rest, and that join is where needles and grit stop sliding. Water drains off it more slowly, and the litter that builds up there stays damp through the wet months, so it is often the first place on a Dashwood roof to turn green and the last to dry.

We empty those joins by hand before we start on the slopes around them, and we look closely at the flashing where the two roofs meet, because a gap there matters more than any moss. If the flatter section is metal or membrane rather than shingle, the method changes to suit it, as our tile and metal roofs page describes.

Driveways that stand in for sidewalks

Most Dashwood roads have no sidewalks, so the driveway and the path to the door carry all the foot traffic. A long concrete drive running under trees greens over along its shaded edge, and the apron in front of a garage can turn slick after one wet week. Dashwood moss removal FAQ

Our address says Qualicum Beach, but we are out past town. Do you cover us?

Yes. Most Dashwood properties carry a Qualicum Beach mailing address, and we work the whole stretch of 19A north-west of town as well as the roads inland of it. Give us the street address and we will find you.

We may replace the roof in a few years. Should we clear the moss first?

Often, yes. A thick mat hides the shingles, so neither you nor a roofer can judge how much life is left until it is off. Clearing it also stops the moss from lifting more tabs while you decide. We tell you what we found once the surface is bare, and you can take that into any roofing quote.

We are selling. Is clearing the moss worth doing before we list?

Often it is. A buyer's inspector will note moss and usually cannot say much about the shingles under a thick mat, which leaves the buyer guessing. With the moss off, the roof can be judged as it really is. We tell you what we saw on each slope, but we do not put a number of years on a roof; a roofer or an inspector is the right person for that.

There is a satellite dish and some old antenna brackets on our roof. Do you work around them?

Yes. Moss around mounts and cable runs is cleared by hand, and we do not move, re-aim or unplug anything. Old brackets often have sealant around their screws that has dried and cracked, and moss likes those gaps. If we see one like that, we point it out so a roofer can reseal it.

The concrete pad by our garage gets slick every winter. What do you do with it?

We start with a soft wash and only raise the pressure where the concrete needs it to come clean. Once the moss is off we treat the surface to slow it coming back. Moss will return under trees in time, so a light follow-up every year or two keeps the pad safer to walk on.
