Hilliers sits along Highway 4 west of Coombs, the last stretch of farm and bush before the road carries on toward Whiskey Creek, Little Qualicum Falls Provincial Park and the mountains, with Mount Arrowsmith rising to the south-west. Most homes are modest: single-storey houses, ranchers and manufactured homes on rural lots, many set close to fir and cedar. Moss spores land on every roof in the region. What decides whether they take hold is a place to settle that stays wet. On a clean, open shingle, rain runs off and the surface dries within a day or two of a shower. Under conifers, the roof collects a steady fall of needles, twigs, cone scales and cedar fronds. That litter piles up behind vent stacks, along valleys and in the shallow dip where two slopes meet. It soaks up rain like a mat, it rots down into something close to soil, and moss roots straight into it.

So when we look at a Hilliers roof, we are reading the litter as much as the green. Thick needle drifts on one slope tell us where the moss will be heaviest under them. A green line along the eave says water is running down and stalling where the debris has dammed it.

Low roofs, close canopy

A single-storey roof sits lower under the branches than a two-storey one would. It takes the full drip off the branches after rain, catches the most litter, and on a lot cut into the forest may see little direct sun from October to April. Shallow-pitched roofs, common on manufactured homes and some additions, add another problem: needles do not slide off them, so the bed builds evenly and the moss follows across the whole surface.

The good news is that a low roof is quick to reach and to work safely. We clear it by hand from the top down, with plastic scrapers and soft brushes, and we bag the moss and the needles together. Where a wash helps, it is a low-pressure soft wash. We never put high pressure on asphalt shingles or cedar shakes. What else turns green on a Hilliers lot

The shade that grows moss on the roof also grows it at ground level. Concrete steps up to the door, a ramp, a paver path to the woodshed: these stay damp all winter and go slick under a thin layer of moss and slime. A low-pressure soft wash goes on first; higher pressure only where a task calls for it, such as bare concrete where the slime has stuck fast. That work comes under driveway and sidewalk moss removal. The next few years

Under trees, moss returns. We tell every Hilliers customer that straight. The most useful thing you can do between visits is keep the litter from settling: a once-a-year sweep of the needles, and a word with an arborist about limbs hanging over the roof. Our moss treatment and prevention visits add a treatment timed for a dry stretch to slow the regrowth.

Our house is on a well. Should we worry about moss treatment near it?

Tell us where the wellhead is and which way the yard drains before we start. Moss removal itself is mechanical: scrapers, brushes and bags, nothing applied. Treatment is a separate choice. If a slope sheds water toward the well, or you would simply rather not have anything put on the roof, we leave that slope untreated and tell you so. You get a clean roof either way; treatment only slows how fast the moss returns.

Is a small single-storey roof worth a trip out to Hilliers?

Yes. Hilliers is part of our regular area, and we quote every roof on its actual size and condition, not on how far it is from town. A small roof is often a short job. If you also want the front steps or a skylight done, add them to the request and we price it as one visit.

How will we know if the moss has already damaged the shingles?

You will hear it from us. Once the moss is off, the surface underneath is easy to read, and we note anything we see: tabs that have lifted, patches worn down to the mat where the grit has gone, cracked or soft shakes, flashing that has come loose. We are a moss crew, not roofers, so we do not repair those things. We point them out, and you can take that list to a roofer.

How long before the moss comes back on a roof under tall trees?

Sooner than on an open roof, and we will not pretend otherwise. How soon depends on how much shade the roof gets in winter and how much litter keeps landing on it. A treatment in a dry spell slows the start of the next crop, and clearing needles off the roof once a year takes away the bed it grows in. After the first visit we can give you a realistic idea for your roof.

We have a manufactured home with a shallow roof. Can you work on it?

Usually, yes. A shallow roof holds needles and stays damp longer, so moss tends to spread across it evenly rather than in patches. We check what the roof is covered with and how it carries weight before anyone steps on it, spread our weight where the surface calls for it, and clear it by hand like any other roof. If something about the structure makes us cautious, we explain why and what we can still do from the edge.
