Bowser is the top end of our run up Highway 19A, in the stretch of coast known as Lighthouse Country, looking across the water toward Denman and Hornby islands. Deep Bay sits just beyond it with its small harbour. Between the shore and the Inland Island Highway, most properties are rural lots cut out of second-growth fir and cedar, many with the house set well back from the road. How close those trees stand, and how much open sky a roof can see, decide how much moss it carries.
A roof you rarely get a clear look at
On a treed Bowser lot the roof is often hidden from the yard, and the slope facing the bush may not be visible from anywhere on the ground. Owners tend to learn about the moss when a clump drops onto the deck or the drip line below the eaves turns green.
By then the growth has usually been there for several wet seasons. Western red cedar is a big part of the story. It sheds its flat, scaly sprays all through the year, and they lie flat on the shingles and stay wet for days. Moss roots into that layer and then pushes under the lower edge of each tab. Fir adds needles to the same pile, mostly in valleys and on the uphill side of a chimney. The small roofs under the big one
Besides the house, most properties here have a covered porch, a carport, a woodshed or a shelter over the boat. These lower roofs sit right under the drip line of the main roof and under the same trees. Everything that washes off the house above, whether water, needles or loose moss, lands on them.
Many of them are shallow, and some are metal or old roll roofing rather than shingles. They stay wet the longest and are often the greenest surface on the lot. Drives and paths that run downhill
Where a lot drops from the highway toward the shore, or climbs into the trees on the other side, the drive and the path to the door are on a slope. Moss on flat concrete is a nuisance. On a grade it is how someone ends up on their back, because a foot that slips on a downhill path keeps going. The shaded stretch under the trees is usually the worst of it, along with any concrete steps where the path meets the house.
A low-pressure soft wash is our standard there too; higher pressure only for tasks that call for it, such as a concrete parking pad or a walkway, and never on asphalt shingles or cedar shakes. We clear from the top of a slope down, so the loosened growth is not carried back over a stretch we have just finished.

Do you travel as far as Deep Bay?
Yes. Bowser and Deep Bay are both inside our regular area, right at its north end. We drive up Highway 19A for jobs here and plan the day around the distance, so the travel does not eat into the work on your roof. Send the address and a line about the property and we will reply with a free quote.
Cedar trees hang over our roof. Should they come down?
That is a decision for you and an arborist, not for us. What we can do is point out which limbs drop the most onto the roof and which slopes never dry. Taking back the branches that sit right over the house lets the shingles dry faster after rain and cuts the litter that feeds moss. Many owners keep their trees and simply have the roof cleared more often. On a shaded roof the moss will return in time either way, and a treatment slows it down.
We can't see most of our roof from the ground. How do you quote it?
Photos are a good start: a shot from an upstairs window, from the end of the drive or from a neighbour's yard often shows more than you would expect. Please do not climb up to take them. If the pictures leave us guessing, we come and look before giving you a number. We would rather see the hidden slope than price it blind.
Moss keeps landing on our deck. What happens to it during the job?
Most of it goes into bags on the roof as we brush it loose. Whatever reaches the deck, the paths or the flower beds gets swept up before we leave. Clumps that have slid into the gutter trough are lifted out as well, so they do not sit there holding water. The moss leaves on our truck; nothing is piled at the edge of your lot.
Will you pressure-wash the roof the way you would a driveway?
No. A roof gets a low-pressure soft wash, because high pressure strips the granules from asphalt shingles and tears up the surface of cedar shakes. Concrete at ground level, such as a driveway pad or a walkway, can take higher pressure where the growth is stubborn. Our driveway and sidewalk moss removal page covers that side of the work.
