French Creek is the strip of shoreline and creek valley between Parksville and Qualicum Beach, an unincorporated community in the Regional District of Nanaimo with Highway 19A running through it and a working harbour at the creek mouth. A few minutes of driving takes you past beach houses, townhouse rows, manufactured homes and older places set back in the trees. That variety is the whole moss story here. There is no typical French Creek roof, so there is no single way to clear one.

Manufactured homes and other low roofs

French Creek has a fair number of manufactured homes, and their roofs are usually long and shallow. Rain drains off them slowly, needles and leaves stay put where they land, and the band of roof just above the eave stays wet long after a shower has passed. That lower band is where growth usually starts before it works its way uphill.

A low roof is often a light roof too. Before anyone walks on it we look at how it is framed, and where it will not comfortably take a person’s weight we work from the edge instead. Shingles come clean with plastic scrapers and soft brushes. On metal panels the moss clings along the seams and screw lines, so that is where the hand work goes, as our tile and metal roofs page explains. None of it involves high pressure on the shingles.

A low roof is easy to see from the yard, so you can spot the first green line returning along the eave and call before it thickens.

Columbia Beach and the shoreline

Homes along the water face the Strait of Georgia, and Columbia Beach is known for the wind that brings out windsurfers and kiteboarders. That wind dries a roof quickly after rain, so open waterfront roofs usually carry less moss than homes further inland. What they do grow is grey lichen that grips the granules and dark algae streaks running down from the ridge. Moss on those roofs hides in sheltered corners: behind a dormer, on the lee side of a chimney, where a porch roof meets the wall. For these homes a roof cleaning with a low-pressure soft wash is often a better fit than a full demoss.

Moss questions from French Creek homeowners

We live in a manufactured home park. Is there anything to sort out before you come?

Check the park's own rules first. Some parks like to know when a contractor will be on site, and some ask to see proof of insurance, which we can supply. Beyond that we need your unit's address, a note about where the truck can sit without blocking a lane, and whether a neighbour's dog runs loose. The work itself stays on your roof and your lot.

I own one townhouse unit. Can I book moss removal just for my part of the roof?

In most stratas the roof is common property, so the council makes the call, not a single owner. Ask your council or property manager first. If they agree to one section only, we can quote that, but on a continuous roof it usually makes more sense to clear the whole run in one go, so the growth next door is not left to creep back over the line.

Do you take moss off carports and patio covers as well?

Yes. The house beside a carport or patio cover often keeps it shaded for much of the day, so it can green up before the main roof does. Metal and shingle covers are cleared by hand the same way the house is. Clear or translucent panels scratch easily, so they get careful brushing and a low-pressure soft wash. List each cover when you ask for a quote so it is all planned into one visit.

Our lot backs onto the creek. Where do the moss and the treatment end up?

The moss goes into bags as it comes off and leaves on our truck; nothing is swept over the bank. If you choose a treatment, we apply it to the roof in a controlled line rather than spraying it broadly, keep it off the ground beside the water, and tell you which product was used so you can read the label yourself. If you would rather skip treatment near the creek, hand removal on its own is still worth doing.

How do we tell whether we need moss removal or a roof cleaning?

Look at what is growing. Raised green cushions you could pinch between your fingers are moss, and they come off by hand. Flat grey or yellow-green crusts are lichen, and black stripes running down the slope are algae; both are surface growth that a low-pressure soft wash handles. Many roofs here carry some of each, with moss in the shaded corners and streaks on the open faces. We tell you which you have when we look, and the quote covers only what the roof needs.
