Parksville homeowners tend to notice their roof moss in November, not July. Summer here is dry, July and August each bringing less than 40 mm, and by then the moss has shrunk into brown, crunchy tufts that look finished. They are not dead, only dormant. The first steady fall rain swells them green again, and suddenly the north slope looks furred. We clear that growth from homes all over town, from the Englishman River and the Rathtrevor Beach side through downtown, Parksville Bay and Craig Bay, out to the French Creek boundary.

A dry roof is the easiest one to clear

Moss in its dormant state is light. It lets go of the shingle in large flakes and sweeps down without smearing. The same cushion in December holds several times its weight in water, clings by its root threads and turns the roof slick underfoot. That is why we try to book Parksville roofs into late summer and early fall. A treatment put down then also gets a few dry days to settle in before the rain comes back. Wet-season work still happens when a dry spell lines up; it just goes slower.

Moss, streaks or lichen

Not everything dark on a Parksville roof is moss. Raised green cushions along the shingle edges, or hanging over the eave, are a job for roof moss removal. Black streaks and flat grey-green crusts on an otherwise clear roof are algae and lichen, and they belong to roof cleaning, which is a different visit. If you would like to judge the shingles themselves before you call, our asphalt shingle roofs page sets out what to look at from the ground.

How it works

How Booking Your Roof Works

Four steps, and only the first one needs anything from you. Describe the roof, approve the price, and stay on solid ground while we work.

1

Describe the roof

Two minutes on the phone or the form.

The address, how many storeys, the roofing material if you know it, and roughly how green it looks from the yard. Mention any big trees nearby.

2

Approve the price

Every quote is worked out for one roof.

Steepness, height, material, the depth of the moss and how we reach each slope set the figure. It is free, and you have it in hand before any work begins.

3

The moss comes off

Our crew handles the climbing.

Scrapers and brushes take the moss off the courses, a treatment goes on if it will help, and the bagged moss leaves in our truck. If washing is needed, it is a low-pressure soft wash; asphalt shingles and cedar shakes never see high pressure.

4

Hear what we saw

Nothing up there stays a mystery.

A curled tab, a split shake, bare patches where granules have gone, or flashing pulling loose: we tell you where it is, and the next step is up to you.

Done.

  • You describe the roof.
  • You approve a free quote.
  • We clear the moss.
  • The ladder stays in our truck, not your garage.

How the work goes on a Parksville house

We set a ladder, clip in, and start at the ridge. The moss itself comes off with plastic scrapers and soft brushes, worked down the slope one course at a time. What stays behind gets a low-pressure soft wash. Asphalt shingles and cedar shakes never see high pressure from us: it strips granules off shingles, roughs up the fibres in cedar and drives water up under the laps. Higher pressure is only for tasks that call for it, such as a concrete driveway or walkway. Moss that lands in the gutter trough is scooped out as we go, and everything we take off is bagged and hauled away. Our roof demossing page walks through a full day.

Why choose us

Why choose us for moss removal in Parksville

Booked for the dry months

Where we can, Parksville roofs go into late summer and early fall, when the moss is light, brittle and comes away from the shingles in clean sheets.

Soft wash as standard

Low pressure on every roof. Higher pressure only where a task calls for it, such as a concrete driveway, never on asphalt shingles or cedar shakes.

Skylight curbs included

The uphill curb of a skylight is often the first green spot on a Parksville roof, so the curb and frame are cleared along with the slope.

Insured, WCB, guaranteed

Insured and WCB-registered. If any part of the job is not right, we come back and make it right.

Skylights, window frames and the drive

Skylights catch needles on their uphill curb, and the damp pocket that forms there is often the first place moss shows on a Parksville roof. We clear the curb and frame along with the slope. Down at eye level, moss grows into window tracks and along shaded sills; window moss removal covers that. A concrete driveway under a big fir greens up in the same months the roof does, and driveway and sidewalk moss removal brings it back to bare concrete.

Heading out from town

Parksville sits in the middle of our area. Highway 19A carries on north-west to French Creek and Qualicum Beach, the road past Rathtrevor leads south-east to Nanoose Bay, and inland, toward Mount Arrowsmith, are Errington and Coombs.

Got questions?

Parksville moss removal FAQ

Crows keep tearing moss off our roof and dropping it on the deck. Why?

They are hunting. Crows and other birds pull up moss cushions to get at the insects and grubs living underneath, and they toss the clumps aside wherever they land: the deck, the lawn, the gutter trough. It is a fairly reliable sign the moss on that roof has grown thick enough to shelter something. The birds will not clear it for you, though. They leave the root threads behind, scatter the loose pieces into the gutters and tend to come back to the same roof each fall. Taking the moss off removes what they are after.

Will taking the moss off make our roof start leaking?

Removing moss does not open a roof up. What it can do is show damage that was already there: a cracked shingle, a tab that has lost its seal, a nail that has backed out. Thick moss hides those things and soaks up some of the water that would otherwise find them. When we uncover something like that, we stop and show you, so you can have a roofer deal with it before the wet months rather than finding out from a stain on the ceiling.

We just bought an older house and the inspection report mentions roof moss. What now?

Start with the report's photos and a look from the yard, then have the moss cleared before the October rain sets in if you can. Inspectors often cannot see what the shingles are like under a heavy mat, so the clean doubles as a closer look. We tell you what we find on each slope once the moss is off, so you and a roofer have a clearer view of the shingles than the report could give.

We have vegetable beds and a pond right below the eaves. How do you treat the roof?

Treatment goes on the cleared roof only, by hand sprayer, in a controlled line along the courses. Before we start we cover the beds and anything else directly below the drip edge, and we keep the spray well back from the eave above a pond or water feature. We tell you which product we used and when it is reasonable to uncover things. If you would rather skip treatment over one part of the house, we can leave that slope out.

Why does our roof look blotchy right after the moss comes off?

Shingles that sat under moss for years were shaded from the sun and weathered differently from the open parts around them, so the shape of the old cushions can still show. Lichen leaves pale ghost marks where it gripped the granules, even after the growth itself has died and come away. Most of that evens out as the roof weathers over the following seasons. It is cosmetic, and scrubbing harder to hide it would only cost the shingles granules.
